Dear Stonegate Residents,
Planned community development living is a big adjustment of life-style from single family residence. There are restrictions and commitments required by the covenants, conditions, and restrictions (CC&R’s), and rules and regulations of the Homeowners Association, all of which are designed to protect your property value as an owner and make living more comfortable for everyone within Stonegate. Each owner has a vested interest in Stonegate. Please give these areas the same pride of ownership and care which you and your family give your home.
Owners are responsible for making tenants aware of all rules and regulations and will be held accountable. Any penalty assessments levied will be directed to the owner of record.
We also recommend referencing your printed hard copy for full and thorough explanations. We thank you in advanced for your cooperation.

The above is a list of the general areas where fines are required. The list is not comprehensive and additions will be made as required. Subsequent to 4th violation possible suspension of club house and pool area privileges may be imposed and retained for up to 1 year from violation. Please reference your hard copy for further details.
All homeowners and tenants have the right to peaceful enjoyment of their respective properties and the common areas.
Any activity which is considered a violation of the right to peaceful enjoyment will considered a violation of the rules and regulations. Conduct, including but not limited to the following, will be considered interference with the right to peaceful enjoyment.
- Excessive noise from any residence at any time which disturbs neighboring residents. A period of quiet shall be observed from 10:00 pm until 8:00 am.
- Disorderly conduct in the common areas.
- Loud or offensive language in the common areas.
- Activity which endangers life or property.
- No business or commercial activity is permitted to be carried on by residents except as provided by the CC&R’S.
- 1. Only one (1) 18"x24", FOR SALE, or FOR LEASE sign is allowed per home on the main entrance of the Association on 223rd Street—on the opposite side of the monument. The approved style of sign is the wire driven stand. We do not allow large panel posting signs that require digging into the landscape. You are also allowed to place a second 18"x24" sign on the inside front window of your home. No other signs will be placed in the common area of the property. All other advertising unless approved by the Board of Directors may not be posted.
- Owners/tenants are not permitted to plant or cause to be planted any items on common property without the approval of the Board of Directors.
- Any damage to buildings, recreational facilities, or any other common area property caused by owner/tenant, their family or guests, shall be at the expense of the owner/tenant.
- Each owner/tenant is responsible for the conduct of their family and guests.
- Children shall not be permitted to play in stairwells, parking areas, or any common area in or near the building where they might be endangered or where they might damage the buildings or landscaping or unnecessarily disturb other residents.
- Climbing in our upon trees, rocks and landscaped areas is strictly prohibited. Should any of the above be damaged, the owner/tenant is responsible and will be billed for the replacement cost.
- Bicycles, skateboards, scooters, rollerskates, rollerblades, and kiddy self propelled vehicles will only be allowed on the common area sidewalks. No riding will be allowed in the pool area, landscaped areas, or on any roadway within the community. Pedestrians shall have the right of way on the sidewalks at all times. The use of aforementioned vehicles is prohibited after dusk.
- No private, on premises, garage sales are permitted.
- Persons using the common area are expected to remove all litter after their use.
- No open fires, illegal fireworks, firearms, (including BB Guns) are permitted in the common area.
- Owners/tenants shall not: (a) Obstruct or interfere with rights of other owner/tenants; (b) annoy them with unreasonable noises, or (C) permit or commit illegal acts.
- Trash may not be put out for trash pick up any sooner than the night before pick up and the cans should be brought in the same day they are picked up and placed in your garage or backyard.
- No storage of large or unsightly objects will be permitted. No laundry, wet swim suits, towels, etc., will be permitted on the balcony rails or draped on the fences. Residents must keep their patios clean and neat.
- Toxic chemicals and flammable materials shall not be stored in garages or residences. Not to exceed one gallon of flammable liquids.
- No antennas (TV or Radio) are to be mounted on exterior surfaces of the building.
- Each owner is responsible to report any changes in tenants to the Board of Directors and Property Management Company within 15 days of any change of occupancy.
- Exterior alterations or additions of any type are not permitted without the written consent of the board. Submit your written plus a sketch to our Property Management Company for approval.
- Pool and spa hours will be from 6:00am until 12:00am midnight.
- All trash must be placed in the proper receptacles or carried out by the responsible party. Snacks and beverages are allowed at poolside. Under no circumstances are glass containers to be used. Cigarette butts must be placed in the proper receptacle.
- The swimming pool are must be used in such a manner as not to disturb others. Loud or unnecessary noise is prohibited. Radios must be turned low so no to disturb others. No diving, running, ball playing or horseplaying in the swimming pool area.
- Only battery powered radios with headphones and walkmans are permitted within the pool and spa areas to avoid the possibility of electrical shock.
- No child under the age of 14 may enter the pool facility unless accompanied by a parent or guardian or if lifeguard is present.
- Absolutely, no pets allowed in the pool or spa area, this is a health department violation.
- Residents must accompany their guests in the pool and spa area.
- Residents are responsible for cleaning up after themselves and their guests and must ensure that all rules are followed.
- Residents and Guests: Please shower before entering the pool or spa. This is especially necessary when suntan lotions and oils have been used.
- The pool and surrounding pool area cannot be used for private parties.
- No person who has skin lesions, sores, inflamed eyes, nose, mouth or ear discharges, or is a carrier of any communicable disease shall use a community pool, spa, wader or like amenity.
- Depositing of any foreign matter is prohibited.
- Swim suits must be worn in the water. No cutoffs or clothing not usually associated with swimming will be allowed in the pool. Infants must wear waterproof rubber pants with diapers at all times when in the water. No skinny dipping.
- Pool furniture shall not be removed from the area.
- Do not throw furniture into the pool or spa.
- Household pets are limited to domestic dogs, cats, inside cages birds, fish, small reptiles and small mammals. No other animals livestock, or poultry shall be kept within any residence.
- Ordinary household pets, such as dogs, cats and birds, may be kept in reasonable numbers by homeowners. A reasonable number, according to the CC&R’s is determined to be two (2) pets. No breeding of any pets will be allowed.
- All dogs must be kept on a leash when in the common area.
- Pet owners are required to pick up their pet’s waste and dispose of it in a sanitary manner. Residents walking their dogs must have the necessary equipment and be prepared to clean up after their animal. Dog droppings must be placed in sealed bags and deposited in trash containers for collection. Those not complying will be subject to an appropriate penalty, plus legal fees.
- Animal refuse in the yard, garage and patio areas must be disposed of in a timely manner so as to eliminate offensive odors and flies.
- Any pet creating a nuisance to association residents is subject to action by the Board of Directors.
- Any owner/tenant shall be absolutely liable to each and all remaining owners, their families, guests, and invites, for any damage to person and/or property caused by any pets brought or kept on common area by said owner/tenant, member of their family, guests or invites.
- No pets allowed in the pool, spa or clubhouse area.
- In order to prevent damage to the landscaping, dogs are not permitted to be tied within any common area.
- Excessive dog barking or other animal noise will be deemed a nuisance.
- The owner of any animal creating a nuisance or disturbance, in the judgement of the Board of Directors, will be so advised and expected to take appropriate action to eliminate the nuisance of disturbance. If no action is taken, the Board or Directors will take the appropriate action.
- Pets must be currently inoculated and licensed as required by the City of Carson.
- In addition to all rules and regulations contained within, all California State vehicle code laws which apply to private streets will apply.
- The Association does not provide regular parking on the common area streets of recreational vehicles of any kind including, but not limited to, truck, vans, campers, boats, or motorcycles, commercial vehicles, unsightly equipment, or inoperative vehicles. Mopeds and motor bikes are subject to vehicle code restrictions (i.e. both driver and motor bike must be licensed). No motorcycle, moped or other motorized vehicles having less than four wheels may be kept, operated or permitted on or any part of the properties, except for purposes of traveling directly between an entrance to the properties and the vehicle owner’s lot.
- No commercial trucks or vehicles in excess of 3/4 ton are permitted to be parked in the community.
- All garages must be utilized for parking vehicles.
- The primary intent of the visitor area parking is for the guests of owner/tenants.
- Other than immediate emergency service, no repair or vehicles is permitted on the street, sidewalk, or common area. Minor repairs or vehicle checks on passenger vehicles must be done in owner/tenant garage provided. There is no excess noise permitted that might disturb other residents. Owner/tenant is responsible for the clean up of any spillage of oil, coolant, or other unsightly materials on common area property, said materials shall be cleaned up at the owner/tenant expense voluntarily or billed for at the direction of the board (note that it is illegal to dispose of oil in dumpsters).
- All vehicles or other equipment parked or stored in violation of the above rules and regulations will be subject to tow-away at owner/tenant expense (including all legal fees).
- No vehicle shall be parked in the same parking space for more than 72 hrs.
- Owners are responsible for all parking violations of their tenants and guests.
- The speed limit within the property is 10 mph.
- All red zones will be considered fire lanes and no parking will be allowed except for loading and unloading.
- All streets in the community are considered fire and emergency access roads. No vehicles may be parked in such a manner as to obstruct access to any home or driveway. Double parking is not permitted.
- Clubhouse hours will be from 8:00 am until 12:00 am.
- Each individual unit owner/tenant is allowed a maximum of four (4) guests at any one time, except as provided for below for activities in the clubhouse when it has been properly reserved.
- Residents must accompany their guests in the recreation area.
- Owner/tenants are responsible for cleaning up after themselves and their guests and must endure that all rules are followed by their guests.
- All trash must be placed in the proper receptacles or carried out by the responsible party. No cigarette smoking in clubhouse.
- The clubhouse must used in such a manner as not to disturb others. Loud or unnecessary noise is prohibited. The volume of radios or other music must be kept low.
- No child under the age of 14 may enter the recreation area unless accompanied by an adult resident 18 years of age or older. Such a child must be supervised at all times while in the recreation area.
- Absolutely no pets allowed in the clubhouse.
- Clubhouse furniture may not be removed from the recreation area.
- The clubhouse may only be used for social events, such as: family celebrations, birthday parties, and/or related social celebrations. You may not use the clubhouse for business, business meetings, sales, and/or any type of related event for profit, and/or economic gain.
- The clubhouse can ONLY be reserved by residents living in the Association of Stonegate.
The following rules apply to any prearranged reservations of the clubhouse for personal parties or gatherings.
- A deposit of $75.00 by check is required. The deposit will be refunded if the clubhouse is left in a clean and undamaged condition. The clubhouse is to be locked, lights out, and heater or air conditioner off by midnight.
- Permanently mounted or affixed decorations are not allowed.
- Persons under 18 years of age are not allowed in the clubhouse unless accompanied by an adult resident. The term “RESIDENT” herein is defined to mean an owner of SG “STONEGATE”.
- Wet bathing suits are not allowed in the clubhouse. Footwear must be worn at all times.
- Residents and guests are required to leave the clubhouse clean. The term “CLEAN” is defined to mean removal of all liquid containers, packages, cartons, wrappers, temporary decorations or other debris from the clubhouse and the proper disposal of said refuse.
- Clubhouse keys may be picked up the day before the reservation if the clubhouse is not in use.
- Clubhouse must be clean, vacated and keys turned in by 10:00am on the day following the reservation.
- The party/gathering will be completed (over) by 12:00 am. This means that the clubhouse will be closed and locked with lights out at this time.
- Noise must be kept to a minimum after 10:00pm so as not to disturb other residents. Also, noise in the parking lot must be kept to a minimum, especially late at night.
- Loitering in the parking area after completion of the party/gathering is prohibited.
